Welcome to Better Managed Buildings

Congratulations on becoming a resident director. Whether you volunteered, were persuaded by your neighbours, or simply wanted to improve where you live, you have accepted an important responsibility.

You are not expected to become a surveyor, solicitor, accountant, fire engineer, health and safety consultant or property manager. Your role is to make informed decisions for the long-term benefit of the building.

Better buildings are created by people working together

Every successful apartment building depends on resident directors, managing agents, contractors and residents understanding their responsibilities, communicating openly and remaining accountable.

You cannot keep everyone happy

Residents will have different priorities. Good governance means making balanced decisions for the building as a whole, rather than responding only to whoever speaks most loudly.

Good contractors are valuable

Not every decision should be based on price alone. Reliable contractors are often difficult to replace. Better procurement considers clarity of specification, reliability, service history and whole-life value.

Use technology wisely

AI can explain reports, compare quotations, review accounts and help prepare communications. It supports understanding; it does not replace qualified professional advice.

Build systems, not dependence

A well-managed building should not depend on one person remembering everything. Keep organised records, annual planners, emergency contacts and documented processes so future directors can continue without starting from scratch.
